What's your response time during snow events?
Commercial properties are serviced based on contract specifications — typically during or immediately after snowfall. Residential properties on seasonal contracts receive priority scheduling with same-day service for most events.
Do you offer seasonal contracts or per-push pricing?
We offer two commercial contract structures. Option A is a fixed seasonal contract -- one flat fee covers the entire winter regardless of snowfall, giving you complete budget certainty. Option B is a hybrid: a fixed seasonal readiness fee (covering equipment staging, pre-treatment, and guaranteed availability) plus a variable per-event charge based on accumulation and materials used. Most property managers prefer Option A for the simplicity. Option B can be a better fit if you want to manage costs in lighter winters. Residential clients can choose seasonal or per-push pricing. We will walk through both options during your site assessment.
What triggers a service visit?
Standard commercial contracts trigger at 2" accumulation, though we customize trigger points based on your needs. Residential contracts typically trigger at 2-3" accumulation.
Do you provide documentation for liability purposes?
Yes. Commercial clients receive timestamped service documentation including photos, arrival/departure times, and materials used. This is critical for slip-and-fall liability protection.
Are salt and materials included in the contract price?
For fixed seasonal contracts (Option A), salt and ice melt are included in the contract price at current market rates. We source bulk salt locally from Butler County at competitive pricing. If material costs rise significantly during the season (above a threshold defined in your contract), we will notify you before applying any surcharge. For hybrid contracts (Option B), materials are billed per application at agreed-upon rates. Either way, you will never see a surprise material charge -- every cost trigger is spelled out before you sign.
How do I sign up for next winter?
We begin booking snow contracts in September for the following season. Commercial contracts are typically finalized by October 31. Properties on year-round grounds management contracts receive automatic snow coverage -- no separate negotiation needed. Contact us to discuss your property's needs.
